Rather than approaching the land as a blank development site, the wider park was planned around its rural setting.

Existing landscape features, mature vegetation, natural contours and views across the surrounding countryside all influenced the layout of the development.

The result is a large holiday park that provides the infrastructure and accessibility expected from a modern leisure destination without losing the rural qualities that define the site.

The Project

Large-Scale Holiday Park Development

Developing a substantial lodge and caravan park requires considerably more than creating individual pitches.

Road networks, drainage, utilities, ground conditions, plot levels, parking, pedestrian movement, landscaping and future maintenance requirements all need to work together across the wider site.

For this development, Spa Lodge Projects took a coordinated approach to the creation of the park, ensuring the individual elements formed part of one carefully considered masterplan.

The development incorporated areas for contemporary holiday lodges and static caravans, with plots positioned to make effective use of the available land while maintaining an attractive, spacious environment throughout the park.

A carefully planned internal road network provides straightforward access across the development, while considered plot positioning, landscaping and planting help create separation and privacy between individual holiday homes.

The scale of the scheme required careful construction programming, with different areas of the park developed in planned phases to allow the project to progress efficiently.

Letting the Landscape Shape the Development

One of the most important considerations throughout the project was the relationship between the park and the landscape around it.

Large holiday developments can easily become dominated by roads, hardstanding and uniform rows of accommodation if the landscape is treated as secondary to the construction.

This project took a different approach.

The countryside formed an important part of the development strategy from the outset.

Wherever practical, the park layout worked with the site’s existing characteristics, using landscaping, planting, natural boundaries and changes in level to create a more informal environment.

Rather than creating long uninterrupted rows of holiday homes, the layout was designed to establish distinct areas within the park.

This helps break down the scale of the wider development and gives individual parts of the site their own sense of character.

Careful positioning also allows landscaping to provide natural separation between plots, creating a greater sense of privacy for owners and holidaymakers.
