This project involved transforming a carefully selected woodland site into a high-quality holiday park while preserving the natural character that made the location so special.

The objective was not simply to create a series of holiday lodge plots. It was to develop the essential infrastructure required for a modern leisure destination while allowing future accommodation to sit naturally amongst the established trees and landscape.

Spa Lodge Projects was involved from the early site preparation and infrastructure stages, delivering access roads, drainage, underground services, lodge bases and plot formation as part of a carefully phased construction programme.

The result is a development designed to combine the comfort and convenience of contemporary holiday accommodation with the peace, privacy and atmosphere of a genuine woodland retreat.

The Project

Transforming Woodland into a Carefully Planned Holiday Park

Developing within an established woodland requires a very different approach from creating a conventional residential estate.

The existing landscape is one of the site’s greatest assets.

Mature trees, natural contours and established vegetation all contribute to the character visitors will eventually experience.

For this reason, the development was planned around the woodland rather than treating the site as a blank canvas.

Individual lodge plots were positioned throughout the site to create a greater sense of privacy and separation, while roads and infrastructure were carefully coordinated around the retained landscape.

This approach allows the finished development to feel more informal and natural, with holiday accommodation sitting amongst the trees rather than dominating them.

The Brief

The principal objective was to create the infrastructure for a high-quality holiday lodge development while retaining as much of the site’s established woodland character as possible.

The development needed to provide:

  • Safe and practical vehicle access
  • Underground utility infrastructure
  • Effective site drainage
  • Individual lodge plots
  • Suitable lodge bases
  • Parking areas
  • Pedestrian access
  • Landscaping
  • Space for modern holiday accommodation
  • Privacy between individual plots

At the same time, unnecessary disturbance to trees and established landscaping needed to be avoided wherever practical.

The finished park needed to feel like a woodland destination first and a development second.

Working with the Existing Landscape

Development Designed Around the Trees

One of the defining features of this project was the importance of the existing woodland.

Rather than clearing large areas and creating uniform rows of plots, the development was designed to retain the natural structure of the site.

Existing trees help create screening between individual lodges and contribute significantly to the sense of privacy throughout the park.

They also give the development an established appearance from the outset.

Careful planning was therefore required around:

  • Lodge positioning
  • Access roads
  • Utility routes
  • Drainage
  • Site levels
  • Machinery movement
  • Plot preparation
  • Landscaping

Working around existing natural features inevitably introduces additional complexity, but the benefits to the finished development are considerable.

The character of the woodland becomes part of the visitor experience rather than simply forming a boundary around the development.
